Listing Summary

Welcome to “The Farm at River Road”, a place where productive soils, dependable irrigation, mature timber, beautiful live oaks, and excellent hunting all come together here on this legacy farm. The Farm at River Road consists of 533.3 acres in Mitchell County with access from both Georgia Highway 3 and River Road, only two miles from the banks of the Flint River.

Approximately 230 acres are irrigated by three Valley center pivots. The system includes one 4-tower pivot, one 5-tower pivot, and one 11-tower pivot. Three additional fields are equipped with riser irrigation. The southwest field contains approximately 26.64 acres, while the other two combine for approximately 36.54 acres. Altogether, approximately 293.18 acres are irrigated or equipped for irrigation.

Water is supplied by two permitted 12-inch ag wells and one 4 inch well. The two agricultural wells are permitted for more acreage than is currently being irrigated, giving the next owner valuable flexibility for future expansion. The farm also has an extensive underground irrigation piping system increasing depreciable asset values. Current agricultural operations are leased through current calendar year.

Approximately 52 acres consist of one-year-old genetically improved Loblolly Pine.
With excellent soils, strategically placed irrigation, strong water capacity, and plenty of shaded loafing cover beneath the live oaks, this farm has the makings of an exceptional large cattle operation. The layout of the property would easily allow for rotational grazing with minimal changes and effort.

The Farm at River Road offers excellent deer and turkey hunting, along with two small ponds that offer excellent duck hunting opportunities. Overhead power lines along the southern fields create a perfect location for excellent dove hunting possibilities. The balance of the acreage is made up of mature pines, hardwoods, and beautiful live oak hammocks. Approximately 2.5 acres of planted sawtooth oaks provide another valuable food source for wildlife. No feral hog populations have ever been reported on this farm.

Other improvements include a 6,000 square foot barn, two grain bins, and one mobile home.

The excellent internal road system makes it easy to travel throughout the property and provides reliable access to the fields, timber, ponds, and improvements.

The intrinsic value of this property is its uniqueness. It can continue operating as a productive irrigated row crop farm, be developed into a large cattle operation, or serve as a premier hunting and recreational property. Few farms offer this much irrigation capacity, infrastructure, wildlife habitat, road access, and long-term potential in one tract.
